Made for tenants moving out and the agents managing the handover

Moving out of a rental rarely ends with the truck pulling away. There's the broken bookshelf you couldn't be bothered carrying, the mattress the new place doesn't need, the kids' toys from the shed, and a garage that somehow filled itself over four years. We turn up, load it all, and leave the property in a state the agent can actually inspect — usually within a few hours, often on the same day you call.

We work for tenants directly and we work alongside property managers who need a reliable contractor to hand off the messy end of a vacate. Bond inspection at 9am tomorrow? Lift booked at the apartment from 1pm to 3pm? Real estate agent already chasing? Ring us on 0480 845 643 and we'll book the closest available slot.

Every job ends with the property looking like a property again — floors clear, garage empty, yard tidy, bins back where they belong. That's the bit that protects your bond and keeps the agent happy.

What This Covers

🛋️ Unwanted furniture and mattresses
🧊 Old whitegoods and appliances
📦 Garage and shed leftovers
🌿 Garden waste and dead pot plants
🚲 Kids' bikes, toys and outdoor gear
🪑 Broken outdoor furniture and BBQs
🧺 General household clutter
📺 E-waste, old TVs and electronics
🚪 Light demo offcuts and renovation leftovers
🧹 Full property clearouts after handover
🏢 Apartment and townhouse vacates
🤝 Agent-arranged clearouts for vacating tenants

Most end of lease jobs land in our calendar somewhere between forty-eight hours and forty-eight minutes before the inspection. That's normal. Moving is one of those things where the last ten percent takes longer than the first ninety, and the bit you keep putting off is almost always the broken stuff in the garage, the mattress nobody wants, and the pile of "deal with it later" that's been growing under the carport since the start of the lease. Then the removalist truck rolls out, the new place is across town, and there's still a property that the agent is about to walk through with a clipboard. That's the moment we usually get called.

Our job is to take that whole problem off your plate inside one visit. We bring a two-person crew, a truck big enough for the typical vacate, trolleys for the heavy items, and enough lead time in our day to handle whatever the property actually contains — not just what was on the photos. By the time we leave, the garage is empty, the shed is empty, the yard is tidy, the indoor leftovers are gone, and you've got photos in your phone showing every cleared space ready to send to the agent. For tenants, that's the difference between a clean bond return and a deduction. For property managers, that's one less file sitting open while a property could be earning rent. Either way, it's the same job done the same way.

What Actually Happens on an End of Lease Clearout

An end of lease clearout looks different to a normal rubbish job because the constraints are different. There's a hard deadline, there's usually a third party involved (the agent, the landlord, the body corporate), and there's almost always a property condition report sitting somewhere that someone is going to compare reality against. So we don't just turn up and start tossing things in the truck. We start with a walkthrough — physical if you're there, virtual via access notes and photos if you're not — and we agree on exactly what's leaving and what's staying.

From there it's a pretty standard load-out with a few end-of-lease-specific habits baked in. We pad the doorframes if we're carrying anything wide. We use trolleys on indoor floors so we don't drag furniture across timber or vinyl. We sweep the garage out before we leave because nine times out of ten that's where the inspector lingers. And we send photos of every emptied space to whoever booked the job, so the record exists before there's any chance of an argument about it.

  • Apartment vacates with lift windows

Inner-suburb apartments and CBD towers usually have a booked lift window and rules about after-hours noise. We schedule the crew to be loaded and gone inside the window, and we know which buildings need pre-booked dock access. Tell us the building and we'll usually know the drill.

  • Unattended clearouts arranged by the agent

Plenty of jobs we do, the tenant has already left town and the agent gives us access. We work from a written instruction list, send photos of every cleared space, and invoice the agency directly. The tenant doesn't have to be in the country for the job to get done.

  • Whole-property clearouts after a difficult tenancy

Sometimes a property is handed back with everything still in it. That's a bigger job — not the same as a tidy vacate — and we approach it the same way we'd approach a deceased estate or hoarder cleanup: methodically, room by room, with a firm fixed price agreed up front.

  • Garage and shed clearouts that nobody opened in years

The garage is where bond money goes to die. We empty it properly — old paint tins to the right disposal stream, e-waste separated out, broken outdoor furniture to landfill, anything still useful to recyclers where possible. The slab gets a sweep before we leave.

  • Bond-saving urgent jobs the night before inspection

If the inspection is at nine and we're talking at four the afternoon before, we'll usually find a way. Same-day and after-hours bookings are part of what we do. The fee structure stays transparent — there's no "panic surcharge" hidden in the invoice.

How We Price It Without Surprises

End of lease clearouts get priced on volume — how much space your stuff takes up in the truck — not by the hour. That's deliberate. If we charged by the hour you'd be standing in the driveway watching the meter run while we worked out where the trolley fits, and you'd never really know what the final number was going to look like. Volume pricing means we walk the property, we tell you a firm number, and that's the number on the invoice unless something changes on your side.

There's a small list of things that move the price up or down, and we'll always flag them before we touch a single item. Heavy whitegoods take more crew effort. A long carry from the back yard adds time and labour. A Saturday booking costs slightly more than a Tuesday booking because we're paying weekend rates to the team. None of this is hidden — we'd rather have the slightly uncomfortable conversation about price on the lawn than have you read an invoice an hour later wondering what the extra charge was for.

  • No "truck arrival fee" tacked onto the bottom of the invoice
  • No fuel surcharge dressed up as a separate line item
  • No tip fees added after the fact — the disposal cost is already in the quote
  • No labour overrun charge if a job takes us slightly longer than expected
  • No agent commission, finder's fee, or kickback baked into the price — what you're quoted is what the work costs

What Transparency Actually Looks Like

Transparency is a word that gets thrown around a lot in this industry and usually means "we have a website that says we're transparent." For us it means very specific operational habits. The quote happens on the lawn before any loading. The price is firm at that point. Disposal is documented. Photos are sent. The invoice matches the quote. If something changes, you hear about it from us, not from the bill.

It also means being straight about what we are and aren't. We're a rubbish and bulk-item removal crew, not an end-of-lease cleaning service. We don't shampoo carpets or scrub ovens. What we do is leave the property cleared and the spaces we worked in tidied to a sensible standard — empty garage swept, no debris where the furniture sat, bins stacked properly. If you need professional bond cleaning afterwards, that's a separate trade and we're happy to point you at people who do it well.

  • On-site quote, not a phone guess

Phone quotes for end of lease work are rough by definition because nobody describes a garage accurately. We give you a firm price when we see the actual pile, before we load anything, and you make the call from there.

  • Photo trail from start to finish

We photograph the property before loading, document anything unusual (existing damage, items the agent flagged to keep), and send empty-room photos at the end. Useful for everyone involved and standard on every job.

  • Real disposal at real facilities

Every load goes to a licensed Adelaide facility. Mattresses to mattress recyclers where the load is right for it, whitegoods to metal recovery, green waste to the green stream, e-waste to e-waste depots. We're happy to tell you exactly where things went if you ask.

  • Direct communication, no middlemen

You're talking to the people who'll be doing the job. No call centre, no booking platform that takes a cut, no relay through a dispatcher who hasn't seen the property. Ring 0480 845 643 and you're talking to the operator.

  • Invoices that match the quote, every time

The number you're quoted on the lawn is the number on the invoice — no "administration fee" added in accounts, no rounding up at the end of the month. Property managers get a proper tax invoice with the property address and tenant name for easy file allocation.

End of lease season in Adelaide rolls through Glenelg, Henley Beach, Norwood, Unley, Prospect, Mawson Lakes and the rest of the rental belt in waves — start of the year for the uni-student turnover, mid-year for the corporate lease cycle, and the constant low hum of regular vacates in between. We're set up for all of it. Tenants ring us directly, property managers ring us with portfolios of vacates, occasionally landlords ring us because the tenant has gone dark and the property has to be cleared before re-letting. Same crew, same process, same firm pricing whichever side of the lease you're on.

If you're staring at a property that needs to be empty before the inspection, ring 0480 845 643. Tell us the deadline, send a couple of photos if you've got them, and we'll book the next workable slot. Same-day jobs are common, weekend jobs are common, and the answer is almost always yes.

How an end of lease clearout works

We've built the process around the two things that matter most when you're moving out of a rental: hitting the inspection deadline and not making the situation more stressful than it already is.

  1. 01

    Tell us the deadline

Ring 0480 845 643 or send a few photos. We need to know when the bond inspection is, when keys have to be back, and any lift or access windows for apartments. That dictates how we schedule the job.

  2. 02

    Same-day or scheduled booking

If you're up against the wire we'll usually slot you in the same day. If you've planned ahead we'll book a specific time window so you can coordinate with your removalist, your cleaner, and the agent.

  3. 03

    On-site quote before we load

When we arrive we walk the property with you (or check the access notes if you're not there), give you a firm price on the volume, and only start loading once you've said yes.

  4. 04

Load-out — house, garage, shed, yard

Our team clears every space you've asked us to clear. Furniture, mattresses, whitegoods, garage clutter, garden waste, the lot. We bring the muscle and the trolleys so nothing scratches floors or door frames on the way out.

  5. 05

    Tidy-up of the cleared area

We sweep out the garage, brush down where the lounge sat, pick up the loose screws and packing chips. The area we worked in is left in a state the cleaner — or the inspector — can deal with.

  6. 06

Photos sent to you and the agent

Before we leave we send time-stamped photos of every emptied space. Useful for unattended jobs, useful for the agent's file, and useful if there's any dispute about what was left behind.

  7. 07

Sorted disposal at the right facility

Mattresses to recyclers where possible, whitegoods to metal recovery, e-waste to e-waste depots, green waste to the green stream. Everything is taken to a licensed Adelaide facility — never dumped.

Pricing for end of lease clearouts

We price on the volume of what comes out, not by the hour, so you know the number before we start. No hourly meter ticking while you stand in the driveway.

What's included

  • All labour — usually a two-person team
  • Truck, trolleys, straps and load gear
  • On-site walkthrough and firm quote before loading
  • Disposal fees at licensed Adelaide facilities
  • Tidy-up of every space we clear
  • Time-stamped photos of the empty property sent to you (and the agent if you want)
  • GST and a proper tax invoice on completion

What might affect the price

  • Volume of rubbish — measured by how much it fills the truck
  • Heavy items like full-size whitegoods, pianos, or safes
  • Access — stairs, lift windows, long carries from the back of the property
  • Whether the job is same-day vs scheduled in advance
  • Weekend or after-hours bookings
  • Multiple drop locations if there's recyclable furniture going somewhere specific

The pricing promise

The number we quote on-site is the number you pay. If the load turns out smaller than expected, we drop the price. If the pile grew since the photos, we tell you the new price and you decide before we touch anything.

We accept card on-site, bank transfer, or invoice on terms for property managers and real estate agencies with an established account. Tenants usually pay on the day; agencies usually pay against the invoice.

What we hold ourselves to

End of lease jobs are deadline jobs and trust jobs. We're often in the property without the tenant there, and we're often the last contractor the agent sees before re-letting. The standards reflect that.

We turn up when we say we will

If we've booked an 11am slot we're there at 11am. If something is going to push us back fifteen minutes we ring you so you can let the agent know.

Fully insured for property and contents

Public liability cover is in place for every job. If something gets damaged on the way out — wall, doorframe, floor — we deal with it, we don't disappear.

Floor and wall protection where it matters

Trolleys with proper wheels, blankets on big items, awareness of where the corners are. We're moving stuff out of a property the next tenant will move into.

Licensed Adelaide disposal only

Everything goes to a licensed Adelaide facility — recycling, transfer station, or specialty processor depending on what it is. No illegal dumping, no shortcuts, ever.

Photo documentation as standard

Before-and-after photos on every job, sent to whoever booked us. Protects the tenant, protects the agent, protects us. Everyone has a record of how the property was left.

Straight answers, no surprise fees

If a job is bigger than expected we say so before we lift a thing. If it's smaller, the price drops. No mystery line items on the invoice and no "the boys found extra" call after the fact.

Frequently Asked Questions

Can you get here before my bond inspection tomorrow?
Usually yes. If you ring us in the morning we can almost always be there the same day, and weekend bookings are available. Tell us the inspection time when you book and we'll work backwards from it.
I'm the property manager — can you bill the agency or send the tenant the invoice?
Both work. We regularly invoice property managers directly for tenant-arranged clearouts, and we're happy to deal with the tenant on-site and the agency on payment, or vice versa. Just tell us how you want it structured when you book.
Do I need to be there when you turn up?
No. Plenty of our end of lease jobs are unattended — the tenant or agent leaves access instructions, we send photos of the empty property when we're done, and the invoice follows. If you'd rather be there to point at things, that's fine too.
Can you handle apartment buildings with lift bookings and after-hours rules?
Yes. Tell us the lift window and any building requirements when you book and we'll schedule the team to fit inside it. We've worked through plenty of CBD and inner-suburb apartment blocks with strict rules.
What if there's more stuff than I told you about?
We quote on what we see when we arrive, so if the pile's bigger than you described we'll tell you the updated price before we start loading. Nothing gets added without you knowing first.
Do you sweep up after?
We do a tidy-up of the area we cleared — sweep out the garage, brush down where the furniture sat, gather any loose bits. We're not an end-of-lease cleaning service, but the space we worked in won't look like a worksite when we leave.
